606 Broadway is a new, ground-up development located at the corner of Broadway & Houston Street at the gateway to SoHo. Madison Capital, in partnership with Vornado Realty Trust, is developing the approximately 34,000 SF building, with over 11,000 SF of prime retail space which includes 200 feet of frontage, 20 foot ceiling heights on grade, and a 73 foot high interior atrium space at the Broadway corner.  Located directly above the Broadway-Lafayette Subway Station, the building also offers over 22,000 SF of Class-A office space with a dedicated entrance and modern lobby on Crosby Street.  The project involved complex design and entitlement issues which took years to resolve.  With construction completion in site, Madison Capital welcomes NAIOP members for an early preview of one of downtown’s most visible and significant new buildings.

Site Overview and Introductions:  Jonathan Ratner, Managing Director, Madison Capital

Jonathan Ratner serves as a Managing Director at Madison Capital and is responsible for investment management activities including the capitalization, financing, leasing, capital programming and strategic planning for several of the firm’s assets. Mr. Ratner leads the firm’s development projects and oversees transactions throughout Madison Capital’s portfolio. He has completed over $1 billion in dispositions, financings and restructurings. He also directs capital raising initiatives and investor relations with many of the firm’s joint venture partners.

Prior to joining Madison Capital, Mr. Ratner was a Vice President at Emmes Asset Management Co., where he managed the company’s $500 million New York City portfolio comprising 40 assets and two million square feet. In this role, Mr. Ratner was responsible for developing and executing value-enhancing strategies for each asset, which included retail, office, multifamily and industrial buildings. He also completed acquisitions transactions including equity, mezzanine loan and B-note acquisitions and first mortgage originations. Earlier in his career, Mr. Ratner oversaw high-end commercial construction activity as a Project Manager for Richter+Ratner Contracting Corp., where he managed complex build-outs for luxury retail clients including Prada, Salvatore Ferragamo, Ermenegildo Zegna and Christian Dior. While attending business school, he worked for Toll Brothers’ City Living Division, supervising development projects in New Jersey.
